深圳平安沙井城市更新
该项目位于深圳沙井,距离深圳宝安国际机场20分钟车程。基地由南北两块组成,北靠创新路,一条东西走向的万安路从基地中间穿过。基地南侧为南环路。
该规划项目强调“融汇”、“社区"、“连接”这三个主要概念。
融汇:满足规划大背景,将深圳沙井办公产业园项目定位为深圳宝安区的办公中心,更是创新型活动汇聚的中心。社区:打造能够支持智能社区的城市中心,适应90 后一代的变化,充分发挥新型办公场所和生活/ 工作模型的潜力。连接: 通过贯通“交通”、“城市肌理”、“能用系统”、"技术”的方式来建立城市连接。
在社会发展呈现更智慧、更富有、更紧密联系的状态下,人们会有什么新的期待呢?
在此大背景下我们提出了“云桥”总概念,包括 “城市链接”、“空间链接”、“水岸整治”这三大板块。在规划设计上我们强调一种超链接的思想。连接城市, 立意串联城市门户; 链接空间, 形成市民休闲步道; 链接产业, 搭建产业平台。建筑退台,得到多层厂房的形式创新;立体绿化,成为森林城市新主张;水岸整治 ,营造亲水休闲新空间。建立开放空间,形成城市通廊。引入开放式步道将南北产业连接,形成一个开放式的花园产业区。优化河道岸线,丰富沿河立面。通过景观及人行流线连接地块两端城市门户,打破地块周边建筑的视线封锁。通过高层退台形成绿化平台,高密度的城市空间打造绿色“峡谷”。
该规划项目的另一亮点为自成体系的社区友好交通系统。主要体现在以下几点:1. 经过设计后基地周边道路总长度与上位规划道路总长度相比增加约170M,对城市交通压力进行了疏解。2. 通过高层退让红线12m 及沿街底部形成的两层通高退台和骑楼,尽可能减少高层办公对迎腾路的压迫感,由行道树和沿街商业裙房屋顶退台绿化共同组成的街道景观。3. 在内部行车系统上,形成民福路—— 裕民路—— 沙中路——内不环路“三轴一环”的内部路网结构。4.独立的地面层人行系统,人形系统主要以硬质广场,公共绿地等组成,形成综合人形系统。空中层人行系统,空中层人行系统主要以开放景观平台为主要人心系统。 5. 对城市的贡献用地,道路、绿地、广场及其他南北地块各有30% 贡献用地,主要作为医院、绿地、广场以及道路等使用。
The project is located in Shenzhen Shajing, a 20-minute drive from Shenzhen Baoan International Airport. The site consists of two blocks from north to south, with Chuangxin road in the north, Wanan road passing through the site from east to west. The south side of the site is Nanhuan Road.
This planning project emphasizes the three main concepts of “integration”, “community” and “connection”.
Integration: Under the Shenzhen urban planning, the Shajing Office Industrial Park project will be positioned as the office center of Baoan District, Shenzhen, and it will be the center of innovative activities.
Community: Create a city center that supports smart communities, adapt to the changes of the post-90s generation, and leverage the potential of new office spaces and lifestyle/work models.
Connection: Establish a city connection by means of “traffic”, “urban texture”, “useable system”, and “technology”.
What new expectations of the living people in future? when social development is getting smarter, richer, and more connected?
In this context, we put forward the general concept of “Cloud Bridge”, including “city link”, “space link” and “waterfront remediation”.
We emphasize the idea of "hyperlink" under the whole design of this project. Connecting urban space to link up the city gates; joining space to form a citizen leisure pedestrian trail; connecting industries to build a industrial platform. The building retreats to gain a formal innovation of multi-storey factory building; Plant getting vertical to contributes to the idea of forest city. Waterfront regulation to create a new space for leisure.Building an open space to form the urban corridor. Introducing open pedestrian trail to connect the north-south industries, and to form an open garden like industrial zone. Optimizing riverway shoreline, enriching facades along the river. Through the landscape and pedestrian flow connecting the two ends of the city gate, breaking the block around the building line of sight blockade. Through the high platform to form a green platform, high-density urban space to build green valley.
The other highlight of this urban planning project is the self-contained and community-friendly transportation system. Mainly reflected in the following points: 1. Our new plan has increased the length of the road about 170M compared with the total length of the road plan in master plan , and the urban traffic pressure was relieved. 2. Through the high-rise retreat red line of 12m and the two-storey high-rise building's retreat to minimize the pressure on the Yingteng Road from the high-rise office. The streetscape is composed of the street trees and the commercial podium of green roof along the street. .3. On the internal driving system, the internal road network structure concept is called “three-axis and one ring": Minfu Road – Yumin Road – Shazhong Road is formed a circle. 4. Independent ground floor pedestrian system, this system is mainly composed of hard squares and public green spaces to form a comprehensive pedestrian system. The roof garden pedestrian system is mainly use the open landscape platform. 5. Land contribution to the city, roads, green spaces, plazas and other blocks of site from north to south, each contribute 30% of the land, mainly used by hospitals, green spaces, squares and roads.
